January is traditionally the quietest month in the Lubbock real estate market, and 2026 was no exception. Cold weather, post-holiday budgets, and the Texas Tech spring semester ramp-up keep most buyers on the sidelines until February.

Inventory ticked up slightly as sellers who waited out the holidays finally listed, giving serious buyers — especially first-timers and investors — the best negotiating leverage of the year. Homes priced right and showing well still sold quickly, particularly in Tech Terrace, Heart of Lubbock, and the more affordable pockets of north Lubbock.

Mortgage rates settled into the mid-6s, which gave buyers enough confidence to lock in. New construction on the south side (south of 114th) continued to put downward pressure on resale pricing in nearby subdivisions.
